The city of Burnet recently rezoned a parcel of land along Texas 29 from residential to commercial. The shift could allow for the construction of nearly a dozen new retail spaces, add jobs to the city, and create a welcome point for visitors.

The parcel, located at 2254 E. Texas 29, amounts to 4.4 acres of undeveloped land roughly 2 miles from downtown Burnet. During an Oct. 13 regular meeting, the City Council approved a “C-2” medium commercial zoning for the tract, allowing for the construction of retail, gas stations, hotels, nurseries, and childcare centers.

The property owner and zoning applicant, David Cothran, told councilors he wanted to develop the land into a roughly 12-unit retail area that could employ up to 40 people and use the property’s prime location as an entryway to the city.

“We recognize this is a gateway property,” he said. “People coming into town–other than the industrial stuff–it’ll be one of the first things they see. We want it to be a jewel where people coming to Burnet are going to notice it.”

Cothran said he also obtained a driveway permit from the Texas Department of Transportation to protect against further traffic congestion along Texas 29 as it enters the potential retail center, and that plans include landscaping and lighting to boost curb appeal.
