Granite Shoals is considering updates to its development standards to address drainage concerns, protect infrastructure and provide clearer guidelines for developers.

The changes, presented during the July 28 city council meeting, include updated drainage requirements, driveway standards, lot clearing and manufactured home regulations.

DailyTrib reached out to city staff for comment on the proposed changes, but received no response by the time of this article’s publication.

The proposed drainage standards would require new development to better manage stormwater runoff through measures such as drainage studies, detention facilities and requirements to prevent water from being redirected onto neighboring properties. The changes are intended to reduce flooding, erosion and infrastructure damage.

Another update would establish new driveway standards for homes, manufactured homes and duplexes. Driveways would need to be constructed with concrete or asphalt before a certificate of occupancy is issued. Gravel, caliche and dirt would not qualify as permanent driveway materials, and properties with roadside drainage areas would need approved culverts installed before driveways are completed.

A proposed lot-clearing permit requirement would require property owners to obtain approval before clearing land or removing vegetation. The process would include erosion-control measures to help prevent sediment runoff.

For manufactured homes, the proposed regulations would require homes to face the street, be installed on permanent foundations with skirting and include a detached garage with space for at least one vehicle. Exceptions could be considered based on individual property conditions.

Council did not take action during the meeting, but feedback will be used as formal ordinances are drafted.
